What does Belvoir Swansea charge to let and manage a property?

Belvoir Swansea's published fees put fully managed at 16.8% inc VAT (14% + VAT) of the rent, with a letting fee of £474 inc VAT (£395 + VAT), or 50% of the first month's rent, applied whether you take let-only or full management. Morgan Jones charges 10% + VAT (12% inc) for full management and a flat £295 + VAT letting fee, the same for let-only or managed.

How much would you save?

On a property let at £750/month, full management works out at £90/month with us (12% inc VAT) against £126/month with Belvoir (16.8% inc VAT). That's £432 a year on the management fee alone, and our one-off letting fee is lower too.

Is there a tie-in or exit fee?

Not with us. You can end our appointment on one month's written notice, with no minimum term and no exit fee. Belvoir's published terms carry a withdrawal charge of up to £360 inc VAT. We make switching straightforward instead.

Do you get less for the lower fee?

No. Our full management covers finding and referencing contract-holders, the occupation contract, rent collection, arrears chasing, maintenance, inspections and Welsh compliance under the Renting Homes (Wales) Act. Both firms protect client money and are members of The Property Ombudsman. The difference is a lower management fee and a lower letting fee.
