Every prospective contract holder goes through comprehensive referencing: credit checks, employment verification, previous landlord references, and Right to Rent compliance. We receive over 500 tenant enquiries each month and typically let properties within 5 days.
Your property gets professional photography and descriptions, listings across Rightmove, Zoopla, and our own portal, and managed viewings. We handle all enquiries so you're not fielding calls from time-wasters.
Rent collection and arrears management
We collect rent directly from your contract holder and transfer it to you within 5 working days. If rent is late, we act immediately—calls, letters, formal notices. Our structured arrears process catches problems early before they escalate into serious debt.
Importantly, our fee is calculated on rent collected—not rent due. If your contract holder doesn't pay, you don't pay us. That aligns our interests with yours.
Maintenance and repairs
Contract holders report issues to us. We assess urgency, get quotes from our vetted contractors, and handle repairs. You're only contacted for approval on larger items above an agreed threshold. Emergencies are dealt with immediately—no waiting for office hours when there's a burst pipe.

Compliance and legal requirements
Wales has specific landlord regulations that differ from England. Rent Smart Wales registration is mandatory. The Renting Homes (Wales) Act replaced assured shorthold tenancies with occupation contracts. There are requirements around fitness for human habitation, notice periods, and deposit protection.
